Do I need a Spanish bank account to buy?

Yes. To buy a home in Spain, you need a Spanish bank account to manage payments, taxes and other purchase-related expenses. You must also obtain an NIE (Foreigner Identification Number), which is essential to complete the transaction. Our agency works with immigration lawyers who can help you open a bank account and obtain your NIE quickly, securely and without complications, supporting you throughout the process.

What taxes do I pay when buying in Spain?

When buying a home in Andalusia, taxes vary depending on whether it is a resale property or a new-build property.

• Resale property: the main tax is ITP (Property Transfer Tax), currently 7% of the purchase price throughout Andalusia.

• New-build property: 10% VAT applies to the property price, plus 1.2% Stamp Duty (AJD). In addition to taxes, other purchase-related expenses must be considered:

• Notary: approximately 0.3%–0.4% of the purchase value. This is an estimate and may vary depending on the transaction.

• Land Registry: normally between €600 and €800, depending on the property value.

• Lawyer’s fees: approximately 1% of the purchase price.

• Property agency: there is no agency fee for the buyer when purchasing the property.

What is the buying process step by step?

The process consists of four key stages:

1. Property reservation
2. Deposit agreement
3. Public deed before a notary
4. Registration in the Land Registry.
